Bisinella Developments’ prized waterfront development, Baywater Estate, has won the Residential Development award at the Urban Development Institute of Australia’s Victoria Awards for Excellence.
Baywater Estate is located at Curlewis, on the northern shores of the Bellarine Peninsula and won the peak industry body’s Residential Development Award for developments with more than 250 lots.
Baywater Estate is an exclusive 368-lot clifftop waterfront development, providing residents with a peaceful coastal lifestyle, overlooking Port Phillip Bay.
Construction of the sold-out development, which started in September 2012, was expected to take 10 years and was completed ahead of schedule in August 2021.
Baywater Estate is now a thriving high-quality estate, home to more than 1000 people, with
stunning bay views across to the You Yangs, outer Geelong harbour and the distant Melbourne CBD skyline. Its prime waterfront addresses are among the most exclusive on the Bellarine.
The 14-stage coastal development is located on 40.1ha of land. Highlights include 29,864m2 of open space, two scenic playgrounds, more than 11,000m2 of wetlands and 175,000 native and Indigenous plants. The estate also includes an extensive coastal bike/pedestrian path and a boardwalk to the beach with breathtaking views over Port Phillip Bay.
This is the second time in seven years Bisinella has won an award at the UDIA’s Victorian awards.
In 2015, Bisinella’s Grand Lakes Estate was judged the best residential estate and won the award for environmental excellence at the UDIA’s Victorian awards - a first for the Geelong region in the 20-year history of the awards. The following year, Grand Lakes Estate beat some of the biggest development companies in Australia to receive UDIA’s national award for environmental excellence.
Baywater Estate is the only waterfront residential zoned land anywhere on the Bellarine and an integral part of the Jetty Road Growth Area, a major growth area on the Bellarine Peninsula.
Baywater Estate’s architectural design included six reserves, creating unique natural viewing corridors and enabling views of the foreshore from the back of the development to the front. The estate was purposely tiered to capitalise on the views for its residents.
The award was accepted by Steven O'Neill (Bisinella CFO) who paid tribute to the entire project team.

While the Bellarine has always been a favourite spot with Melbourne and Geelong buyers, demand for land increased significantly in the wake of the COVID-19 restrictions. This demand fuelled strong interest in the final stages of the estate, providing residents with the ultimate sea-change.
