2026 will be a milestone year for Bisinella Developments, with significant progress across our residential communities, industrial developments and community partnerships throughout the Geelong region.
Residential communities
At Flinders Walk Estate, titles for Stages 1 and 2 will be issued, marking the completion of the estate. With titled lots available, purchasers will be ready to move forward with their building plans.
At Lara Lakes Estate, Stages 11 and 12 will be delivered during the year, leaving just four stages remaining in this long-established and highly regarded community. Stage 9 will also be released, featuring 10 premium park-frontage lots along Lakeview Drive.
Community infrastructure continues to grow, with the opening of the Stage 8 playground and half basketball court at Lara Lakes Estate, providing additional open space and recreation facilities for residents.
In Seaside Estate St Leonards, Stage 4 will be released in an elevated position at the front of the development, offering views across Swan Bay. Planning approvals for both Starling and Caspian estates is progressing, bringing these future communities closer to release.
Two new homes in Stage 8 at St Leonards are scheduled for completion and will be released to the market mid-year, providing established opportunities in this sought-after coastal location.
Industrial growth and employment
At Bisinella Industrial Park, works will commence on the common access road servicing 12 new warehouses within the master-planned site. Construction of Warehouses 2 and 3 will also begin, with completion targeted for early 2027 to accommodate prospective tenants.
These new, high-quality industrial spaces will provide businesses with access to modern facilities within a well-planned business park environment. The development supports the continued expansion of industry in the Geelong region, creating jobs during construction and enabling further employment growth as new tenants establish their operations.
Community and sponsorship
Bisinella remains committed to supporting organisations delivering essential services and food relief across the region.
The Good Neighbourhood Project (formerly Norlane Community Initiative) at the Spruhan Avenue site has now been completed and is expected to open shortly.

Our ongoing sponsorship commitments continue across local sporting organisations, including Lara football, netball, cricket, tennis, soccer, golf and baseball clubs, as well as Bell Park Soccer Club and North Geelong Football Club.
