Construction update - Flinders Walk Estate

We would like to provide and update to the progress at Flinders Walk Estate , where works are moving ahead steadily to bring this vibrant new community to life.

After a lengthy process to obtain planning approvals for both stages of the estate, we have seen some significant movement in construction activity on site, we hope to provide a detailed update on the progress of works, keeping you more informed on the process and status of works as this progresses throughout the development.

The following link helps set out the phases of construction for an estate such as Flinders Walk, with a number of different processing and requirements to be undertaken before the final lots are ready to be built on. We hope this assists in better understanding where our current works are at in the overall construction process.

Stage 1 – Update

Our title expectations have now extended out to February/March 2026.

These dates have moved due to delays in pre-start approvals and longer than anticipated approvals of some services which become critical to meeting already tight construction timelines.

Works on this stage are currently in phase 4 of the construction process, with road preparation being undertaken on Flinders Avenue. Once the road base is prepared we can commence kerb, laybacks and crossovers, with asphalt to follow soon after.

Electrical services are yet to be installed which is the final service together with the road construction required to complete the works in phase 4.

Stage 2 – Update

The commencement of works on stage 2 was also delayed by Council pre-start approvals, with physical works commencing early August. As with stage 1 this has now extended our title expectations our to March/April 2026.

Works in stage 2 are currently in phase 3 of the construction process, with 90% of both sewer and drainage services installed. Road construction will follow closely behind the works in stage 1, allowing kerbs, layback and asphalt to be installed. 

We anticipate physical works on this stage to now be completed early 2026 with the audit and certification process to take at least 6-8 weeks before Statement of Compliance can be issued.

When complete Flinders Walk Estate will deliver 48 lots, with lots start from $320,000 ranging from 315m² to 989m², providing options to suit a wide range of homebuyers, lifestyles and budgets.
