Lara Lakes Estate update
Stages 1 and 2
We are extremely excited to have titles issued for stage 1 so landowners can now start building their homes.
Stage 2 titles are expected any day with all approvals complete and the stage lodged with the Land Titles Office.
While we are excited to have titles issued, we understand that there have been significant delays in getting to this position. The delays encountered from planning approvals, supply chain issues and COVID are unprecedented in our experience in the industry. We appreciate your patience and understanding during these times.
Stage 3A
Council inspections have occurred and passed, with Barwon Water also consenting to statement of compliance.
The compliance package is being lodged with Powercor for audit and review, we hope to have this review completed within two weeks, allowing for the issue of titles later this month.
Stage 3B, 4 and 5
Construction in stages 3B and 4 have commenced with initial bulk earthworks and sewer well underway.
We are pleased to announce the tender for stage 5 works was awarded this week, with Wellam Construction continuing works on the estate.

Wattle Grove Estate
Stage 5
Construction of the final stage within the Wattle Estate has been slowed by wet weather, delaying the pouring of concrete and in turn delaying the final council inspections.
Council inspections are now anticipated to take place in late October, with all compliance packages (Barwon Water and Powercor) to follow soon after.
As part of compliance for stage 5, we are also constructing a noise wall along the Ring Road. These works have taken significant planning and approval from VicRoads, with construction started in late August. Works are programmed to be complete on 9 December 2022. However, we are working with VicRoads to see if compliance and titles can be issued prior to this date with the final elements of the wall still under construction.
We are hopeful of having authorities consenting to Statement of Compliance by November, subject to our negotiation with VicRoads, which we will keep you updated on.

Seaside Estate
Works in Stage 8 are continue with all bulk earthworks now completed.
The past wet weather however has caused some additional delays in the construction program, with approximately two weeks lost to wet weather and muddy conditions.
We are working with our contractor continuously to minimise these delays on our final title expectation, which we are confident of achieving.
